The Eustis market is showing something interesting right now: activity is picking up again, but pricing is still moving in a more measured way. The biggest standout this month is the jump in pending sales, which tells us buyers are actively making decisions again after a slower winter stretch.

Market Trend Analysis

Looking at the rolling 12-month pricing trend, Eustis has not been moving in a straight line upward. Instead, it has been fluctuating between roughly the upper-$200s and mid-$300s, which suggests a market that is active but price-sensitive.

After peaking around late 2025, prices softened somewhat through early 2026 before rebounding in March and settling around $310K in April. That tells us buyers are still willing to pay strong prices for homes that feel well-positioned and well-presented, but they are also watching value carefully.

The really notable story this month is the imbalance between:

  • fewer new listings coming on the market,
  • lower inventory overall,
  • and sharply rising pending sales.
