Tavares Market as of July 2026

Tavares showed broad improvement in July. Sales, median price and pending activity were all higher than a year ago, while available inventory was slightly lower. The 12-month price trend also shows average sale prices recovering considerably from their spring low, giving Tavares one of the stronger combinations of price and sales activity among the local markets this month.

Market Trend Analysis

Tavares isn’t showing growth in just one statistic. Closed sales increased modestly, pending sales rose 18%, and the median sale price was 7.1% higher than last July. New listings also increased, helping bring additional choices to the market even though total active inventory remained slightly below last year.

Average sale prices have moved through a wide range over the past 12 months, reaching nearly $500,000 at two different points before falling to approximately $357,000 in May. Since then, the average has climbed for two consecutive months to approximately $448,000 in July.

That doesn’t necessarily mean individual home values jumped by that amount. It does tell us that higher-priced homes made up a greater share of recent sales than they did during the spring.

What That Means for Sellers

The combination of higher median pricing and increased pending sales is encouraging for Tavares homeowners considering a sale. Buyers are active, but there are also more new listings entering the market.

Sellers still need to compete for buyer attention. Pricing based on recent neighborhood-level comparable sales—and presenting the home well from the beginning—remains more important than relying on the overall 7.1% increase in the citywide median.

What That Means for Buyers

Tavares buyers are seeing new inventory enter the market, but they are also competing in a market where pending sales have increased. The good news is that 183 homes remained active at the end of July, so this is not a market where buyers necessarily need to rush into the first available property.

The wide variation in average sale prices over the past year also reinforces the importance of looking closely at the neighborhood, property type, condition and waterfront or other special features when determining value.
