Eustis Market Watch - 09/26

Eustis is showing encouraging signs of market activity this September, with more homes closing and more sellers bringing properties to market than a year ago. Median prices have increased modestly, while inventory has tightened slightly. Together, these figures suggest a market where transactions are continuing, although buyers remain mindful of price and value

Market Trend Analysis

Eustis recorded more closed sales in September than in the same month last year, along with a substantial 46% increase in new listings. That increase gives buyers additional properties to consider, even though total active inventory remains slightly below last year's level.

The median sale price rose 2.7% year over year, suggesting that typical transaction prices have held up despite fluctuations in the market.

The average sale price chart adds another perspective. Average prices moved from approximately $369,000 in July to $331,000 in August before recovering to around $341,000 in September. These fluctuations suggest changes in the mix of homes sold rather than a clear direction in overall property values.

One indicator worth watching is pending sales, which remained unchanged from September 2025. Although more homes closed this month, the number entering into new contracts hasn't increased, suggesting that buyer activity may be steadier than the closed-sales figures alone imply.

What This Means For Buyers

Buyers may welcome the increase in new listings, which brings fresh opportunities to the Eustis market.

However, with active inventory still slightly below last year's level, desirable properties may continue to attract interest. Reviewing comparable sales, understanding a home's condition, and having financing in place can help buyers make confident decisions without feeling pressured to rush.

What This Means For Sellers

The increase in new listings means sellers should pay attention to competing properties. While inventory remains slightly below last year's level, buyers have more newly listed homes to consider.

Pricing accurately from the beginning is important. Homes that are clean, well-maintained, and professionally presented are better positioned to attract attention. Addressing deferred maintenance, preparing the home thoughtfully, and using quality photography can help distinguish your property from others entering the market.
